Hard Bid
Curtiss-Manes-Schulte is awarded a "lump sum" contract for construction services as a result of the competitive bid process based on client-provided contract documents.


General Contracting (GC)
Using the bid-build approach, a traditional method of contracting, allows Curtiss-Manes-Schulte and the client the contract options of a lump sum price, cost plus fee basis, or cost plus fee with a guaranteed maximum price. Active participation in the bid market and our knowledge of industry conditions allows Curtiss-Manes-Schulte to be extremely competitive as a commercial general contractor. Our strong subcontractor – vendor relationships provide high quality at a cost competitive value.


Design-Build Contractor (DB)
As design – builders, Curtiss-Manes-Schulte provides a single source delivery system for design and construction services. Curtiss-Manes-Schulte works closely with each customer to identify their unique needs and provide solutions that will positively affect design, performance, and cost. We select and manage the design team best suited for each project’s specific needs. Curtiss-Manes-Schulte comprehensive services during the design and construction phases insure a project completed on time and within budget.


Construction Manager (CM)
Construction management treats the planning, design, and construction phases of a project as integrated tasks within a construction system. These tasks are assigned to a construction team consisting of the owner, the construction manager, the architect, engineers, and the involvement of local governing authorities. Members of the construction team work together from project inception to project completion with the common objective of best serving the owner’s interest. Curtiss-Manes-Schulte can provide construction management services as an agent for the owner or on an at risk basis.
